Clarity before completion

Remove uncertainty from your property sale.

Asbestos can be present in homes built or refurbished before 2000. Finding out about it late in a transaction can lead to extra questions, rushed decisions and avoidable delays.

A Property Asbestos Passport™ provides an informed picture of visible and accessible suspected asbestos-containing materials, together with straightforward recommendations from a specialist.

It helps you prepare before marketing the property and gives buyers and their advisers clearer information at an earlier stage.

Important: Asbestos in good condition does not always need to be removed. The right action depends on the material, its condition and whether it is likely to be disturbed.
Simple process

Frequently asked

Questions about the passport.

Does finding asbestos stop a property sale?

No. Asbestos is common in older buildings, and its presence does not automatically prevent a sale. The condition, location and likelihood of disturbance are important. The passport helps make that information clearer.

Is this the same as a full asbestos survey?

The exact scope should be confirmed before booking. A pre-sale screening is intended to provide useful early information, but it may not replace a management survey or refurbishment and demolition survey where those are specifically required.

Will samples be taken?

Sampling depends on the agreed scope and what is found. Where a material cannot be confirmed visually, testing may be recommended or included by prior agreement.

Do all pre-2000 homes contain asbestos?

No, but asbestos may be present in domestic buildings built or refurbished before 2000. An inspection helps identify relevant materials and the next appropriate action.

How quickly will I receive the document?

Turnaround should be confirmed when you book, based on the property, inspection scope and whether laboratory analysis is required.
